Villa π[1] - is a historically valuable, restored building, which houses eight high-end apartments, the city's first wine restaurant, located in the original wine cellar, an authentic spiral staircase, 2 halls and a lounge.

The building is located on Kapitulna Street, Uzhhorod, Zakarpattia region.

Now imagine Uzhhorod's oldest street - Kapitulna - which connects the Castle with the Cathedral and the Bishop's Palace. This street was the first built on both sides. After a generous gift from the Austrian Empress and Hungarian Queen Maria Theresa (Castle and Cathedral) to the newly created Greek Catholic Diocese, it became central to the city.

History

The first documented mention of Villa π dates back to 1691. At that time the villa of the abbot of the Catholic parish was located here. The church, founded in the 14th century, was located in a corner of the site, directly opposite the Castle.

The modern building was rebuilt in the late 18th century, which is recorded in the inventory in 1830. During this period, Villa π already belonged to the Greek Catholic Diocese. Located in the immediate vicinity of the Castle, where the seminary was located at the time, and the building of the current Faculty of Law of Uzhhorod National University, where the teacher's seminary operated at the time, Villa π served as the residence of the rector of the seminary.

After Transcarpathia joined the Soviet Union in 1946, the Greek Catholic Church was banned and its property nationalized. At this time, Villa π became a church center, where several priests, monks and other clergymen lived and continued to serve at the same time. In particular, church sacraments and rites - services, weddings, baptisms - were secretly performed in the wine cellars.

In the 50s and 90s of the twentieth century, the building was transformed into a communal house. After Ukraine gained independence in 1991, the apartments were privatized and several owners changed. This was the period of its greatest decline - the building became almost completely unusable.

At the beginning of the 21st century, Villa π became the property of the Panov family. It was decided to restore the building, breathing new life into it. To do this, its history was studied, many preparatory works were carried out, dozens of specialists in architecture, history and construction were involved.

In November 2011, reconstruction work began, which was successfully completed in the spring of 2013. The main tasks of the reconstruction were set out in the "Concept of a responsible developer" [2] [3] [4]. Among them - authenticity, restoration approach to construction, preservation of the architectural appearance of the building and the ensemble of the Castle Hill. For the first time, the method of alternative design was used, which made it possible to compile a project that is as close as possible to the original building.

Reconstruct the house on the street. Kapitulna, 22, built in the 90s of the XVIII century, and at the same time to preserve its historical face and not to disturb the architectural ensemble of the Castle Hill - such a difficult task was set by the initiators of the Concept of responsible developer in Uzhgorod.

The author of the concept was Dr. Alen Panov, Doctor of Philosophy, diplomat, lawyer, well-known public figure of Transcarpathia. Professional consultant - Krammer Natalia, designer, Cologne School of Design, Germany.

The building consists of two main parts - an old mansion and a veranda.

The house is:

  • eight guest apartments;
  • salon of three portraits;
  • two halls;


In each of the rooms used, made to order, furniture in a classic style of natural Transcarpathian white beech. Each apartment is equipped with professional ecological Belgian carpeting, a comfortable bathroom, curtains and wrought iron chandeliers. The highlight of each room is painting. In each of the eight apartments there are two canvases.

Salon of three portraits - a living room, which houses a restored stove of the late 19th century and a comfortable set made of oak and genuine leather. There are four paintings in the room - Uzhhorod Castle and three portraits depicting Count Miklos Berceni, the Empress of the Holy Roman Empire and the Queen of Hungary Maria Theresa of Habsburg and Bishop Andrew Bachynsky. All these people were significant in the history of the city and significantly influenced the course of its development.

The glass hall on the ground floor and the hall on the second floor are comfortable places to relax, which are interconnected, preserved in its original form, a spiral wooden staircase in the entrance with antique brickwork. It itself is one of the attractive places in the house and is designed to become a clear leader of the photo shoot.

A distinctive feature of the whole house is its natural whitewash, in one color, made in light colors.

Back in 2011, the Concept of a responsible developer was launched in Uzhhorod, within which the project "Kapitulna, 22" was announced. It was about the reconstruction of one of the buildings (XVIII century) of the architectural complex of Uzhgorod Castle Hill. Now all work on the project successfully completed.

In less than 2 years, the historic building with an area of about 600 square meters was restored, while preserving its authenticity and avoiding dissonance with the architectural ensemble of the Castle Hill.

As a result of the implementation of the project "Kapitulna, 22" it was possible to demonstrate that the preservation of the historical value of the building can be put higher than the commercial benefit. In this case, the authentic house was preserved, not the land plot was used for the construction of a more profitable commercial building. "Among the most important consequences, I believe that we managed to break down stereotypes and cause a reassessment of values regarding the attitude to the history of Uzhgorod. We observe the intensification of the community's actions to preserve the architectural face and a fairly effective influence on the government in this aspect.
